Bill Kottas

BILL KOTTAS III

Partner, Co-Founder

Bill Kottas III has been involved with development since the day he was born. He grew up going to job sites as a child with his father, so it is no surprise where his career path has led. Before co-founding K2 Development, Bill was part of the team that developed the largest master planned community in Spring Hill to date, Harvest Point. He is uniquely qualified in both land acquisition and site development construction which makes him an asset to any project he is involved with. Since K2’s inception in 2020, Bill has entitled over 650 single family lots in various Nashville markets. 

Bill resides in Franklin, TN with his wife and their two children.
In his free time, Bill loves to spend time with family and friends, enjoys fly fishing, CrossFit, reading, and serving in his church. 

LUKE KOONTZ

Partner, Co-Founder

​Prior to co-founding K2 Development, with more than a decade of experience in real estate development, Luke has worked for many of the top builders in Middle TN and the United States including: Lennar, Beazer, NVR, Goodall, Meritage, Pulte, Jones Company, Phillips Builders, Patterson Homes, Celebration Homes and many others. Luke graduated from Lipscomb University with a B.S. in Business Management and Finance. Luke continued his career with Cates & Kottas Development, developing residential lots in Williamson County. Luke moved on to work as LDM for Land Solutions in Nashville where he managed multiple projects for various private equity groups, institutional investors, and high net-worth clientele. 

Luke lives in Nolensville with his wife and their three children. Outside the office, Luke enjoys spending time with his family, fishing, golf, and cheering his kids on at their youth sporting events.

Sam Cowan

SAM COWAN

Strategic Land Development Manager

Prior to becoming a Land Development Manager with K2, Sam worked as a Civil-Site Design Engineer for 4+ years, and a Geotechnical Engineer for 2+ years. He graduated from Georgia Southern University in 2016 with a B.S. in Civil Engineering and is a certified Engineer in Training pursuing his PE License. As a geotechnical engineer, he provided all on-site QA/QC work and material testing as the head field engineer to an $18 million dam rehabilitation project in Culpeper, Virginia. His experience also included design and review of geotechnical/structural plans of specialty foundations and earthen support embankments. As a civil-site design engineer, he provided grading, hydraulic/hydrologic analysis, erosion control and utility design for multiple residential and commercial projects in the MiddleTennessee area. He also provided concept design and consultant services for prospective Land Developers around the Metro area. Some projects of note are the Harvest Point Subdivision in Spring Hill and the Ramsey Solutions Event Center in Franklin. With this background, Sam will help provide analytical and practical solutions to any issues that arise.

COLE WIGGER, P.E.

Strategic Land Development Manager

After earning a degree in Civil Engineering, Cole started his career at Ragan Smith where he designed and permitted a variety of projects. Throughout his career at Ragan Smith, he served as the engineer of record for apartment complexes, residential subdivisions, retail buildings, restaurants, and hotels throughout Middle - Tennessee.  He obtained his Professional Engineering license and is currently licensed in Tennessee and Kentucky. While at Ragan Smith, he worked on sites at every stage in the process, from entitlement to as-builts. His civil engineering experience helps him identify and solve issues before it is too late. 

Cole went on to work for Goodall Homes as a Land Development Manager in 2021. In his time at Goodall Homes, he delivered lots throughout Davidson, Sumner, and Robertson County. He managed development budgets, construction timelines, amenity construction and miscellaneous HOA items. Cole analyzed and gathered due diligence information to determine the viability of projects.

CHAD SWAIM

Partner, Georgia Division

Chad Swaim partnered with K2 Development to lead the Georgia Division. Chad graduated from Kennesaw State University with a B.S in Marketing and has been in Home Construction and Land Development for more than 23 years. During his career he has worked for many top builders including Pulte Homes, Century Communities, Fischer Homes, Ashton Woods and most recently as Director of Land Development for AMH Development. Chad has worked on several master-planned Del Webb projects with Pulte Homes as well as the Historic Carver Heights Development for Century Communities in Doraville. Chad brings a vast knowledge of both vertical and horizontal construction to every development project. 

Chad lives in Dawsonville, Georgia with his wife and 2 daughters.  In his free time, he enjoys offroad motorcycle racing, endurance running, mountain biking and bass fishing.
